The concept

How does viager work?

Viager allows a homeowner to sell their property while continuing to receive its value in the form of income, for the rest of their life.

Liban Viager structures, secures and insures every step of the transaction.

What sets Liban Viager apart

A trusted intermediary, not just a private contract between individuals

Certified valuation

The bouquet, annuity and DUH are calculated by our actuarial team using a documented method, the same for every case — not a private negotiation between seller and buyer.

Already-qualified buyers

We match your case with pre-vetted diaspora and resident investors, rather than leaving you to find a buyer on your own.

A single point of contact, from start to finish

The same advisor follows your case from the estimate through to the payment of the annuity, including after signing — not just a referral partner who disappears once the contract is signed.

Tracked and audited payments

The bouquet and annuities pass through dedicated accounts at our banking partner, with tracking available at any time from your personal portal.

Insurance built in from signing

The non-payment guarantee is part of the arrangement from the outset — it is not an option to negotiate separately afterwards.

Compliant with Lebanese law

Every contract is based on the Code des Obligations et des Contrats (the Lebanese Code of Obligations and Contracts (1932)) and is signed before a notary, with legal support from our team at every step.

Two formulas

Free viager or occupied viager

The seller chooses the formula that suits their situation.

Free viager

The buyer can use the property immediately

  • ✓The seller leaves the home upon signing
  • ✓No occupancy discount: the annuity is higher
  • ✓Suited to sellers who are relocating (family, second home, nursing home)
  • ✓The buyer can occupy or rent out the property as soon as the notarial deed is signed
Protecting your annuity

Your annuity is guaranteed by a dedicated insurance mechanism

From the moment of signing, the buyer takes out an insurance policy that protects the payment of your annuity, regardless of their own financial situation. This premium — around 4.5% of the annual annuity — is paid by the buyer on top of the annuity; it in no way reduces the amount you receive. See the simulator for a detailed breakdown of all fees.

100% Guaranteed Annuity
Why it's different from a traditional sale

No credit sale, no bank overdraft, reduced registration and brokerage fees, total security

The bouquet is paid in dollars via notarial escrow with our partner notary.

Monthly annuities are paid through accounts opened by the buyer and the seller with our partner Whish, allowing continuous tracking and auditing of payments.

Because sale and registration commissions are calculated on the bouquet and the capitalized annuity, they are significantly lower than those paid on a conventional sale at market value.

The built-in insurance mechanism eliminates all risk of non-payment, bank credit exposure, or default.

The journey

From estimate to annuity, in five steps

01

Estimate

Free online simulation, followed by a personalized assessment by our team: market value, DUH, bouquet and annuity.

02

Matching

We present the case to qualified investors (diaspora or residents) matching the property's profile.

03

Insurance

The annuity is covered by a non-payment guarantee placed with our partner insurer.

04

Notarial deed

Signature before a Lebanese notary and registration with the Land Registry (Cadastre) — the sale is only enforceable once registered.

05

Lifetime follow-up

Monthly annuity payments, annual indexation, proof-of-life certificate — all tracked from the seller portal.
